Overview

The Senior Manager of Property/Lease Accounting is responsible for managing the property and lease accounting function for all Office Depot, Inc. North American business units.  This will include both real estate and non-real estate leased assets as well as all variable lease related costs and the associated accounting, accruals, forecasting, and reporting related to ASC 842.  This position also has responsibility of preparing, calculating, and analyzing the assessment related to the impairment of long-lived assets in accordance with ASC 360.  Will work closely with the Real Estate, business unit owners, divisional finance, and accounting team members.  Responsible to ensure all that all applicable financial components are validated and updated in the IBM Tririga (Real Estate Management) system.  Maintain internal controls and assess contract language to ensure proper accounting treatment.

Responsibilities:

  • Will work closely with the Real Estate, business unit owners, divisional finance, and accounting team members
  • Responsible to ensure all applicable lease modifications are reviewed for the proper lease classification; and ensure that lease records are complete and accurate in accordance with the lease accounting standard ASC 842
  • Maintain internal controls and procedures over the areas of property and lease accounting
  • Ensure lease records are updated and calculated in the IBM Tririga (real estate management) system; Review and approve abstracted financial lease components
  • Ability to lead and develop team members
  • Read and interpret complex contract language for both real estate and non-real estate leases
  • Responsible for month end and quarterly accounting close process
  • May be required to perform additional duties as assigned by management

Qualifications:

  • Bachelor’s degree in accounting; or up to seven to ten years related experience and/or training; or equivalent combination of education and experience
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents
  • Strong understanding of audit and accounting principles; external reporting requirements and financial disclosures; solid understanding of GAAP
  • Ability to respond to common inquires or complaints from customers, regulatory agencies, or members of the business community
  • Ability to present information to top management across the organization
  • Commercial Real Estate knowledge helpful
  • Must be able to work well with fellow associates; be an integral part of the team
